Dallas, OR Housing Market Trends

With 16,979 people, 6,116 houses or apartments, and a median cost of homes of $363,825, Dallas real estate prices are well above average cost compared to national prices.

Single-family detached homes are the single most common housing type in Dallas, accounting for 65.44% of the city's housing units. Other types of housing that are prevalent in Dallas include duplexes, homes converted to apartments or other small apartment buildings ( 11.58%), large apartment complexes or high rise apartments ( 11.19%), and a few mobile homes or trailers ( 8.05%).

Owner-occupied, three and four bedroom dwellings, primarily in single-family detached homes are the most prevalent type of housing you will see in Dallas. Owner-occupied housing accounts for 65.38% of Dallas's homes, and 64.65% have either three or four bedrooms, which is average sized relative to America.

There is a lot of housing in Dallas built from 1970 to 1999 so parts of town may have that "Brady Bunch" look of homes popular in the '70s and early '80s, although some of these houses were built up through the early '90s as well. There is also a lot of housing in Dallas built between 2000 and later ( 22.00%). A lesser amount of the housing stock also hails from between 1940-1969 ( 17.47%). There's also some housing in Dallas built before 1939 ( 9.33%).

Dallas Home Appreciation Rates

In the last 10 years, Dallas has experienced some of the highest home appreciation rates of any community in the nation. Dallas real estate appreciated 87.32% over the last ten years, which is an average annual home appreciation rate of 6.48%, putting Dallas in the top 20% nationally for real estate appreciation. Based on the last twelve months, short-term real estate investors have found good fortune in Dallas. Dallas appreciation rates in the latest quarter were at 4.57%, which equates to an annual appreciation rate of 19.58%.

Importantly, this makes Dallas one of the highest appreciating communities in the nation for the latest quarter, and may signal the city's near-future real estate investment strength.
